The former Brown and Root Tower, a 17-storey tower block with a five storey car park, is located adjacent to Collier's Wood underground station and was acquired for its redevelopment potential. This pre-cast concrete 1960s building currently provides 81 500 sq ft. of office space.

Planning permission has been granted to redevelop the existing tower to provide 218 residential units with mixed commercial uses.

Outline plans have been presented to London Borough of Merton to increase the density of the site to provide over 500 residential units. A planning application is to be submitted in August 2010.
