Zedwell Hotels unveils plans for landmark Trafalgar Square site in historic heart of London

Retrofit scheme will deliver an innovative, low-impact hotel in a globally renowned tourist destination, strengthening the local economy and wider community

Zedwell has secured planning approval to transform the Trafalgar Buildings – a collection of historic properties adjacent to Trafalgar Square – into a new hotel, marking a significant milestone in the brand’s continued expansion across London’s most prominent and high-footfall locations.

The hotel will deliver over 88,000 sq ft of accommodation, comprising 387 rooms including accessible provision, designed around Zedwell’s signature sleep-focused “cocoon” concept. Rooms feature advanced acoustic insulation, purified air systems and a streamlined guest journey, from self check-in to keyless entry. Zedwell’s tech-driven model is operationally efficient, ensuring a calm and controlled environment appropriate to this sensitive central London location.

Situated just moments from Trafalgar Square – one of the world’s most famous public spaces and among the top ten most visited attractions in London, welcoming around 100,000 visitors daily – the scheme occupies a highly visible and culturally significant position at the intersection of Whitehall and Northumberland Avenue. Surrounded by landmark institutions including the National Gallery, Banqueting House and Horse Guards Parade, the development will bring a vacant site back into active use at the heart of the capital.

The approved proposals will thoughtfully reimagine three interconnected buildings, two of which are Grade II listed, through a heritage-led, retrofit-first approach that preserves their historic façades while introducing a carefully managed, low-impact hotel use. By retaining the majority of the existing structure, the scheme delivers significant embodied carbon savings compared to new-build alternatives, alongside enhancements to the building fabric and the introduction of modern, energy-efficient systems to improve environmental performance. This approach aligns with Westminster’s wider sustainability objectives as set out in the council’s City Plan 2019 – 2040.

Originally constructed in the late 19th and early 20th centuries, the Trafalgar Buildings form part of Westminster’s historic urban fabric. The development will respect the architectural character of the buildings, while adapting their interiors to accommodate modern hospitality requirements, ensuring their long-term viability and relevance. Importantly, the scheme will retain the existing ground-floor retail units, supporting a vibrant and dynamic streetscape that continues to serve both local residents and visitors.

As with other Zedwell hotels, the scheme will actively support local economic vitality through the Zedwell & More programme. With no on-site food and beverage provision, it directs guest spending to local restaurants, cafés and service providers, while encouraging visitors to engage more actively with the surrounding neighbourhood and its cultural offer.

Zedwell continues to accelerate its growth across London and the UK, with recent expansion announcements including Spitalfields and Bank in the City of London, as well as new locations in Oxford and York.
