Criterion Capital opens Zedwell Underground Park Lane in Mayfair
Criterion Capital announces the opening of Zedwell Underground Park Lane, a new addition to its fast-growing Zedwell hotel portfolio, located in the heart of Mayfair and on the same strip as London’s most iconic hotels, including The Dorchester, Grosvenor House Hotel and Four Seasons Hotel.
This opening marks Zedwell’s second underground hotel, following the success of Zedwell Underground Tottenham Court Road, England’s first fully underground hotel.
Zedwell Underground Park Lane is designed around the brand’s core pillars of great sleep, affordability and exceptional city-centre locations. It offers calm, high-quality accommodation for both leisure and business travellers in London’s most prestigious district.
Sustainability underpins Zedwell’s mission. By reimagining underutilised urban spaces, such as subterranean environments, Zedwell significantly reduces the environmental impact associated with traditional new-build hotel development. This adaptive reuse approach lowers embodied carbon, minimises construction waste and limits disruption to the surrounding cityscape. This new hotel has been designed with energy efficiency in mind, incorporating low-energy lighting, optimised building systems and durable materials to support long-term operational sustainability, while delivering high-quality accommodation.
Zedwell Underground Park lane features 133 soundproofed Zedwell “cocoons”, designed without windows to promote rest, with ambient lighting, purified air and body-cushioning mattresses. Guests also benefit from automated self check-in kiosks, creating a seamless arrival experience, and a co-working space overlooking Hyde Park.

With this opening, Criterion now operates over 3,000 rooms in London’s West End, with a further 6,000 rooms currently under construction and scheduled for completion by 2029. This expansion will bring the Zedwell brand to more than 9,000 rooms across London, Oxford, Edinburgh and Manchester, reinforcing Criterion’s reputation for innovation while meeting strong and increasing consumer demand.
