Planning Approved for Trafford House, Basildon
Criterion Capital is pleased to share that Basildon Borough Council has approved a non-material amendment to our previously consented Trafford House scheme (originally approved in 2020).
This latest approval marks another important step forward in delivering this landmark airspace development at the heart of Basildon town centre – creating high-quality new homes directly adjacent to the train station while making smarter use of an existing building.
The approved amendments include enhancements to the building’s external appearance, upgraded fire safety and security measures, and design refinements to further improve the quality and longevity of the scheme.
Once complete, Trafford House will deliver:
- 151 New Homes for Basildon – Including 14 affordable apartments, helping to meet local housing needs without impacting the Green Belt or requiring new land take.
- A Connected Location – Perfectly positioned for car-free living, encouraging sustainable travel while supporting local shops, services and the vitality of the town centre.
- Over £1 Million in Community Investment – Contributing directly to local infrastructure and quality of life, school places, local parks and leisure spaces, healthcare improvements, town centre public realm works, sustainable transport, local skills & employment and ecological & environmental improvements.
♻️ Designed for Longevity and Sustainability – A thoughtful extension that reuses existing space, improves design and safety standards, and delivers high-quality homes while minimising environmental impact.
Omar Aziz, Director at Criterion Capital, commented: “Trafford House represents our continued commitment to thoughtful, sustainable urban regeneration. These refinements strengthen an already exemplary scheme – ensuring the homes we deliver are not only well designed and well located, but contribute positively to the fabric of the local community.”
