Record-breaking investment in the ‘Beds’ sector
Yesterday, BNP Paribas Real Estate released insights highlighting record-breaking investment in the ‘Beds’ sector – encompassing hotels, student housing, Build to Rent, and more.
This sector has secured the largest annual market share ever recorded in the UK commercial real estate (CRE) market over the past 12 months; a clear indication of the strength and resilience of this asset class.
Key Highlights:
— £11bn of UK CRE investments in Q2 2024, with over £22bn in H1 2024.
— The ‘Beds’ sector, including hotels and living assets, accounted for 33% of the total investment volume, reaching a historic high of £13.3bn.
— Hotel investments alone soared to £3.6bn, marking the strongest half-year performance ever.
Omar Aziz, Director at Criterion Capital, remarked, “We are currently seeing a significant surge in institutional interest, particularly in the sectors of affordable hotels, student housing, and Build to Rent. This has led to an unprecedented influx of both cross-border and domestic investments, underscoring the sustained demand for resilient, income-generating assets like hotels and residential properties, even amidst economic challenges. At Criterion Capital, we take pride in our ability to stay ahead of market trends and capitalise on emerging opportunities. This is demonstrated by the expansion of our Zedwell portfolio to several central London locations, as well as other major UK cities such as Manchester and Edinburgh. The current momentum in the ‘Beds’ sector is perfectly aligned with our strategic vision, and we are actively exploring new avenues to grow our portfolio and deliver exceptional value to our stakeholders.”
