These trends highlight a fundamental shift in how businesses utilise office space, with hybrid and remote working firmly entrenched as the new norm.

At Criterion Capital, we recognise the need to adapt to these changes. Our expertise in adaptive reuse and repositioning commercial properties that are no longer fit for purpose allows us to transform these spaces into vibrant hospitality assets. A prime example is our rapidly expanding hotel brand, Zedwell. Zedwell features unique sleep-focused rooms with ambient lighting, soundproofing, and windowless designs, strategically located in central city areas to ensure a restful night’s sleep. By reimagining obsolete offices into unique accommodations like Zedwell, we not only create value but also contribute to local economies and support sustainable growth.

Omar Aziz, Director at Criterion Capital, commented: “The findings from Remit Consulting emphasise the ongoing decline in daily office attendance, making it clear that traditional office spaces must evolve. At Criterion Capital, we specialise in repurposing underutilised properties into dynamic, carbon-efficient spaces that meet the current demands of businesses and communities. By doing so, we drive strategic growth and support long-term economic resilience.”

As office environments continue to change, Criterion Capital remains at the forefront, leading with innovative, sustainable solutions that breathe new life into outdated properties and deliver lasting community benefits.
